Tracy Thompson is a seasoned pro when it comes to all things property-related in the Douglasdale area. She gives us some insight into the area and an anecdote about an important lesson she's learnt in her time working as an estate agent.
How long have you been working as a real estate agent?
I've been in the industry since 2001 and particularly focusing on the Douglasdale, Fourways area in that time. So that's coming up for about 19 years now. I've been focusing on that area the whole time, so I've got a very good hold on the area, a very good market share in the area.
How long have you been with Homes of Distinction?
I joined Homes of Distinction in 2005, so I've been at Homes of Distinction now for about 15 years.
What makes Douglasdale special?
I think its diversity. It's got a wide range of property structure. So, from the lower end properties, the townhouse type properties, where a one bedroom can start at about R850 000; to your higher selling cluster home which I sold two years ago for five and a half million. The wide range of property which means that you can buy and sell, be a buyer and seller within the area quite frequently. A client I just sold for, it's her fourth transaction in the area. She's bought and sold with me four times. I've sold her house; she's bought from me; I've sold for her and she's bought from me. The last one was done two months ago. There's a big movement in the area of people moving up within the range, which is a big attraction. The other attraction is that it has got very good infrastructure, lots of good schools in the area and close to private schools, as well as good shopping centres and good access to highways. It's a good middle to upper class area.
Do you have an anecdote from your time working as an estate agent?
There's so many but the one in particular I do tend to remember is I sold a property to a young deaf chap, a number of years ago, it must be ten plus years ago. When he came into the property, I didn't know he was deaf, so I introduced myself and said have a look around and pointed out that the water filtration system was not a fixture, but he in fact had turned slightly. He was a very good lip reader, but he didn't notice that I had said that it was not a fixture. Anyway, he ended up putting in an offer on the property and I had to go meet him at his office because he couldn't communicate over the phone, only over SMS; and I did not put in the offer that the water filtration system was not a fixture. Anyway, it's not really funny but it proves to you that you've got to put everything in writing because although I'd mentioned it, he hadn't heard it. I didn't know that he was deaf at the time but in fact should have put in the offer that it was not a fixture. Anyway, he ended up reporting me to HelloPeter for non-disclosure which became a bit of a joke because he was deaf, and it was really just an oversight and wasn't anything intentional. He's since apologised and he still lives in the area. It's something that always reminds me to put everything in writing and to never take anything for granted.
