How to get your home ready for a Show Day

Category Buying & Selling Tips

Putting your property on the market with a talented real estate agent will ensure that your home will sell for the highest possible price in the shortest amount of time. That is the skill of the agent, however there are a few things you can do to prepare your home and property for when it goes on show to help highlight its best features, making your home more appealing for prospective buyers.

How to get ready for a Show Day:

Clean and Clear:
Walk through every room in the house and decide which decor adds to the appeal and what may seem to be cluttering the space. Storage space is another aspect of the home potential buyers look for, so take the time to pack the wardrobes, cabinets, and any other storage spaces neatly to show off your home’s effective storage areas. Give your home a thorough top to bottom clean. Dust behind the refrigerator and on top of ceiling fans, wash the windows and polish the faucets in the kitchen and bathroom. Make sure that any potential buyer, no matter how pedantic they may be on cleanliness, will enjoy viewing your home.

Decor and Detail:
Keep the decor in your home simple but warm. Adding a houseplant or a vase of pretty flowers to your home can bring new life and full a room with vibrant energy while also filling spaces where decor may be sparse. Pay attention to how your home smells before your property goes on show. A foul or lingering odour will deter viewers from your home, however freshly baked goods or scented candles can add a pleasant touch.

Little Fixes and Small Renovations:
Any small fix left unattended may make viewers turn away, especially if they are not looking for a fixer upper. Pull out the list of to-do’s which hasn’t been attended to and tick them off one by one. Tighten cupboard and wardrobe handles and fix anything which may be leaking so everything is in perfect working order. Lasting give your property a minor facelift; repaint any bright or vibrant walls back to neutral colours, fix any holes or cracks in the walls, nail down any loose thresholds, and replace any outdated fixtures. These small investments can make a huge difference in the overall look and feel of the home and may be that minute detail that sells the property.

Garden and Curb:
It’s not just the interior of your home which will need some attention before the property goes on display. First impressions are very important to buyers so pay attention to your curb appeal and the state of your garden. Trim and prune any wildly shrubs and trees, remove dead plants and branches, weed the flower beds, mow the lawn and make sure your swimming pool is sparkling blue. Adding a few beautiful potted plants by the door or on a patio can make a big difference to the first impression a possible buyer will get when walking around.

The Tiny Things Often Forgotten:
Here are a few tips that you may forget:
  • Make sure your toilet lid is closed, both during the show day and when your property is being photographed for its listing.
  • Allow natural light to work it’s magic in your house to make it seem bigger and more inviting, you can make use of mirrors in smaller rooms to bring in the illusion of space.
  • Add small spa-like details such as: neatly folded hand towels, a simple plant like lucky bamboo, and a few tealight candles to your bathrooms for a peaceful impression.
