I recently had the privilege to sell a client's apartment in Bryanston and had the pleasure of being able to put my interior design experience to the test.
The apartment was nicely decorated already, but it required a lift. It had bulky, dark furniture and was in desperate need of a fresh coat of paint. There were some dark marks on the ceiling and the carpets wanted a good cleaning.
I met with the client initially to view his apartment and to give him a detailed valuation based on previous sales in the complex as well as other recent sales in the surrounding areas. I explained to him that I had studied interior design and would love to put my creative juices to work and get it ready to sell. He was very open to it as he needed to move forward urgently.
I mentioned the following:
The apartment needed to be repainted and the ceilings done up. It really is amazing how a fresh coat of paint can lift up a space and add new life to it! I suggested a great neutral colour with a grey undertone called Plaster (61) from Plascon. He agreed and I set about organising the paint, painter and project managed the process. It was done in a day.
Some of the bulky furniture needed to be removed, so the client organised for a friend to remove a few items from the lounge to free up some space.
Then the fun began...
Accessorise, accessorise, ACCESSORISE!
Fortunately, I have a lot of beautiful furniture to make up the apartment, but if you don't have anything like that, or cannot borrow from a friend, small accent pieces will certainly do the trick!
I brought in a few framed pictures, some small rugs, brightly coloured scatter cushions, flowers and vases, then went to Mr Price Home to buy a decorative mirror and some large black and white photographs of New York.
It took a few hours to do, but when I finished, the apartment took on a funky New York loft feeling, ideal for the modern apartment that it was.
Countries like the UK and the USA have companies with large warehouses that store and rent out decorative items to help sell homes. Unfortunately, it is not a well-known business in South Africa and not many people that would want to rent items to style their homes.
What I am trying to say, is that you don't necessarily need a lot of money to style your home to sell. Simply declutter your home and remember that small things can really go a long way towards creating an interior that would appeal to the buyers viewing your home.
