The Transfer Process Part Four - The Deeds Office

Category News

Last month in part three of the transfer process we discussed how to dot all the i's and cross all the t's before the final step in the transfer process. This month we take you inside the Deeds Office so you can complete this final step in selling or buying your new home.

What goes to the Deeds Office
What documents do you need and how do they need to be completed? This is when a real estate agent and bond attorney with experience can streamline the process for you.
The Original Title Deed
Consent from the Bank
Signed Power of Attorney
Clearance Certificate
Transfer Duty Receipt from Receiver
The New Title Deed to be Registered
The New Bond to be Registered

What happens at the Deeds Office
The attorneys will need to submit all the above documents together in three sets to ensure that the process inside the Deeds Office runs smoothly. All the documents need to stay together during the 8-12 working days it takes for the property to be signed over from seller to buyer. Should any of the deeds officers find one item out of place or error on any of these documents, the transfer will be rejected and the attorneys will need to provide new documents with the correct information.

The Grande Finale
After the wait, the property will be registered under the buyer's name. The seller will move out if they haven't already and the new property owner can call the new house home.

Understanding the transfer process allows for a stress-free move of property ownership from one party to another. Remember that a skilled and qualified real estate agent can make all the difference in helping you buy, sell, and transfer a property so why not ask one of our real estate agents and area experts to help you sell your home.
