When is the best time to sell my house?

There's the one question I get asked most often...and I wish there was an easy answer...but the best time to sell a house is actually 3-6 months before you want to move.
Houses do show best in spring and summer and here is why:
- The photographer will capture lovely green lawn, trees full of leaves and pretty flower beds.
- Days are longer and warmer making viewing hours easier.
- All the doors and windows will be open making rooms seem bigger.
- The patio and garden become the feature rather than the fireplace.
Except that buyers don't only look for houses in summer, they shop all year round non-stop until they find the right house.
In fact many buyers would like to buy in winter and move into their new home and enjoy summer. Most sellers prepare their houses through winter for a springtime launch, and so the competition increases and instead of being one of few houses for sale, the newspaper swells with all the new listings and buyers are then spoilt for choice.
And so my advice is prepare your house to sell as soon as you are ready and don't delay until the house looks its best.
Buyers will see a winter garden but in their mind picture what it will look like in summer.
